Foundation Repair vs. Replacement: Making the Right Call

Not every foundation problem needs a full replacement. Knowing the difference saves homeowners thousands.

'Do I repair it or replace it?' is the question we hear most. The honest answer is that it depends — but the factors that decide it are well understood, and an inspection makes the choice clear.

When Repair Is the Right Answer

Localised settlement, a handful of piers out of level, or isolated cracking can almost always be corrected. Targeted underpinning or pier adjustment restores support without disturbing the rest of the home.

When Replacement Makes Sense

Widespread failure, severe material deterioration, or a foundation that was undersized from the start can reach a point where repair only delays the inevitable. Replacement, though larger, is sometimes the more economical path over time.

The Factors Engineers Weigh

Soil behaviour, the extent and pattern of movement, the age and type of the structure, and your long-term plans for the property all enter the decision. A proper planning and inspection assessment puts numbers behind the judgement.

We never recommend more work than the evidence supports. Our job is to give you the smallest fix that actually solves the problem.
